The investor app

No more theoretical estimates. Work out your real net return from your phone.

In Dubai, gross yield is often a sales pitch. For us, only net cash flow counts. So that you can prepare your project at your own pace, with no sales pressure, we have condensed the key market data into our own exclusive app. DLD registration fees, service charges (Mollak), management fees: simulate your own investment scenarios in dirhams, with the US dollar equivalent, and take control of your figures before you commit to anything.

Frequently asked questions

The investor app: your questions.

What does the Luxury Homeland investor app calculate?

The net cash flow of a property investment in Dubai: from the gross rent it takes off service charges (Mollak), letting management and a provision for voids and upkeep, and it counts the purchase costs, including registration with the Dubai Land Department (4% of the price). Its 6 simulators also compare a long-term let with an Airbnb-style short let, renting with buying, and a developer payment plan with a mortgage; they check Golden Visa eligibility and follow the progress of off-plan projects from DLD records. The app also costs a company set-up.

Why look at net yield rather than gross yield?

Gross yield divides the annual rent by the purchase price, before any cost. Net yield takes off service charges, letting management, upkeep, insurance and void periods: it is what you actually keep each year. In Dubai it is roughly 4 to 8% a year, against 2 to 5% in major European cities.

Which currency does the app calculate in?

In UAE dirhams (AED), the currency of property transactions in Dubai. Under the main amounts, the app shows an indicative equivalent: in US dollars when it is in English, in euros when it is in French. The dirham has been pegged to the US dollar since 1997 (1 USD = 3.6725 AED).

Is the investor app free?

Yes. The Luxury Homeland investor app is free and designed for iPhone and Android. You run your simulations at your own pace, with no obligation.
